    How Does It Work?

    When you hire the Mega Agent Real Estate Team to sell your home as part of our Guaranteed Sale Program you will know when and for how much your home will be sold for GUARANTEED! Of course there are limitations and this program is not available for all homes or in all areas. Unlike the typical investor, our goal is NOT to own your home. The reason we offer this program is to make sure we all have the exact same expectations BEFORE we start marketing your home. We will market your home to buyers at its full market value and if it sells you get the benefit of the higher price. It’s a win-win for you… If a buyer brings an offer on your home at any price higher than the Guaranteed Price we agree on, you will always get the benefit of that higher price.

    Is There a Catch?

    NO! It’s very simple… we will present you with the price and terms of the Guaranteed Sale Agreement BEFORE you ever have to sign a listing agreement. Your home will be marketed for the most value possible, no matter what the Guaranteed Price is… you have nothing to lose!

    How Does This Help You, the Customer?

    This means that when you see a home you like, you can immediately place an offer on it. If you want to build a new home, our Guaranteed Sale Program gives you additional leverage to allow the builder the confidence that he can begin construction because you have your current home under contract Guaranteed! Also, if you are not completely satisfied with our customer service or marketing efforts, then you can cancel the listing agreement and pay absolutely nothing.

    Does the Customer Have To Do The Guaranteed Sale Program?

    NO, this program is not for everyone. Most of our home sellers choose to enter into our non-guaranteed Hassle-Free Listing Program, but do want to know what the guaranteed price would be.

    What Is My Guaranteed Price?

    Once we complete a thorough on-site examination of your home, we will perform a detailed pricing analysis and document the entire pricing structure BEFORE we start marketing your home. You will see everything in writing before we list your home.

    What are the Rules and Regulations of this program?

    1. Seller of the home must buy another property with representation from The Mega Agent Real Estate Team. 2. Seller must agree, from initial listing, to a very competitive sales price. 3. Seller agrees to a set price reduction schedule. 4. Seller must have a pre-listing home inspection,and repair all items noted on the inspection report in addition to those items requested by The Mega Agent Real Estate Team. Repairs must be completed no later than 30 days after listing. 5. Only Collier Swecker and/or Mark Carlisle are permitted to offer and sign this Guaranteed Sale Program Purchase Agreement Addendum or “set and bind” a guaranteed sales price/price reduction schedule. 6. It is Mark Carlisle and/or Collier Swecker’s sole discretion as to whether to admit a property into the Guaranteed Sale Program. 7. No properties outside of The Mega Agent Real Estate Team’s market area will be guaranteed and that area is Jefferson and Shelby Counties in Alabama. 8. Property Covered by the Guaranteed Sale Program cannot exceed an initial list price of $300,000. 9. Property must be a Single Family Residence that is located in a Deed-Restricted Subdivision. 10. Property cannot have deferred maintenance or other undesirable aspects that will prevent a sale. 11. The Mega Agent Real Estate Team will have 90 days to close on the home after the 120 day marketing period. 12. Seller will permit access to the property 7 days a week from 9:00 am to 8:00 pm throughout the term of listing. 13. There will be a total commission of 9% for the listing and for the purchase by The Mega Agent Real Estate Team under the Guaranteed Sale Program which is payable at closing by the Seller. 14. Seller to pay all customary closing costs. 15. The property must appraise at or above the initial listing price. 16. If The Mega Agent Real Estate Team procures a buyer willing and able to pay a price in excess ofthe guaranteed sales price, The Mega Agent Real Estate Team will cancel the contract with the Seller, so that the Seller may take advantage of the higher purchase price. 17. Seller may terminate the Guaranteed Sale Program Purchase Agreement Addendum and the Sales Contract at any time prior to closing.
